I have taken it out of the box and it appears to be complete without instructions. It is unused and unpainted and the wood is in like new condition. It contains the wooden structure only. I was told by the house clearance man who got this from the owner who said they paid over £200 for this kit, but not sure if it came with instructions originally. Good for anyone looking to save a lot of money by purchasing this open, but unused set. It is large (1:12 scale). Would make a good project for someone. Please note the design on the front of the box is what it could look like, but starts off with plain wood with pre-cut joints to help connect areas of the house. So this is a bit like a model kit where it starts off plain/bear but has a lot of potential if you have the skills!Cardboard box may have signs of storage wear as pictured. But can be carried using the handle.
